Sempra Homes is set to launch three highly anticipated developments in Basildon, giving priority to borough residents, key workers and veterans, to ensure the new homes directly benefit the community.
Tyefields will launch in October, followed by Broadmayne and Chapelgate in November. Together, the three developments will deliver 166 new homes, comprising Social Rent, Shared Ownership and Private Sale. Beyond housing, the schemes are delivering wider community benefits, including improvements to green areas and provision of play equipment, jobs, apprenticeships, investment in local supply chains, supporting the local economy and creating opportunities that extend beyond bricks and mortar.
Broadmayne provides 35 high-quality family homes, including 17 for social rent, and 18 private sale, all allocated to Basildon borough residents. Brought forward alongside improvements to the adjacent open space and provision of connectivity links for residents for activities such as jogging, dog walking and easy access through the green space
The Chapelgate development comprises 70 apartments across two blocks for social rent, for Basildon residents, thereby directly supporting the borough's housing needs. An additional 35 homes will be available for private sale, all prioritised for borough residents, offering two, three and four-bedroom options. With new landscaped areas and sculptured play areas designed for the new residents to enjoy.
At Tyefields, the development features 13 Shared Ownership and 13 Private Sale homes, providing residents with the chance to get on the property ladder. Alongside the new homes, the scheme also includes improvements to Great Chalvedon Hall Open Space, including a play area, picnic facilities, enhanced connectivity , and interpretation boards for the adjacent Grade II Great Chalvedon Hall.

All homes are being built to a high specification, including modern kitchens with integrated appliances, high-quality bathroom fittings, energy-efficient heating and insulation, private gardens and outdoor spaces, parking with EV charging points and spacious layouts exceeding National Space Standards.
Sempra Homes is working with The Hill Group as the contractor partner for these developments and wider strategic partnership with Basildon Council, South Essex Council, One Public Estate, Homes England, and the Ministry of Housing, Communities and Local Government. These developments have been allotted Government funding towards essential infrastructure works to unlock the sites and support the provision of affordable housing in the borough as well as providing significant benefits for local residents and businesses, including employment, training, apprenticeship placements and the use of local suppliers.
